Why pre-listing inspections work in Plymouth's market
Plymouth's residential market is competitive but not chaotic — meaning informed buyers are common and inspection contingencies matter. A pre-listing inspection lets you:
- Identify and fix items before they appear on a buyer's inspection report
- Disclose proactively, which builds trust and reduces negotiation friction
- Adjust list price up or down with full knowledge of the property
- Provide a copy of the report to buyers — often shortening their inspection contingency or reducing repair demands
- Catch surprises that would otherwise kill the deal in escrow
What gets inspected
The same scope as a buyer's inspection — structure, roof, HVAC, plumbing, electrical, attic, basement, exterior, and built-ins — following the InterNACHI Standards of Practice. Adding sewer scope and radon testing is strongly recommended for any Plymouth home built before 1985.
How to use your pre-listing report
You have three options for each finding:
- Fix it. Address the item and remove it from future negotiations. Best for safety issues and items under $500.
- Disclose and price for it. Note the finding in your disclosure, reflect the cost in your list price, and let buyers decide. Best for cosmetic or end-of-life items.
- Provide the report to buyers up front. Many Plymouth-area listing agents now share pre-listing reports as part of the disclosure package. Buyers appreciate the transparency and often offer stronger terms.
