Exterior — the first 30 minutes

Site grading and drainage

How long is a home inspection?
2.5 to 4 hours on-site for a full standalone inspection. Add-ons (sewer, radon, mold, thermal) extend the visit.
Do you check appliances?
Built-in appliances (range, oven, dishwasher, microwave, garbage disposal, range hood) are operated. Refrigerators are typically not opened unless built-in.
Do you turn on every outlet?
We test a statistical sample plus all GFCI/AFCI protected circuits. Testing every outlet would multiply inspection time without proportional value.
Do you climb on every roof?
We walk roofs that are safely walkable. Steep or icy roofs are inspected from edges, eaves, ground level, or via drone. Method is noted in the report.
What's not covered in a home inspection?
Things behind walls, things buried in slabs, things requiring specialized testing (mold sampling, lead, asbestos, pool chemistry), and code compliance (we follow Standards of Practice, not municipal code).
