2.5 to 4 hours on-site, depending on home size and age. Larger homes (4,000+ sq ft) and older homes (pre-1960) take longer.
Sewer scope add-on
30 to 60 minutes additional, performed during the home inspection visit.
Radon test
10 minutes to deploy and retrieve the continuous monitor. The test itself runs 48 hours minimum.
Mold inspection add-on
30 to 60 minutes additional if visual + moisture mapping. Add 1–3 weeks for lab results if air sampling is included.
Thermal imaging add-on
30 to 45 minutes additional for the full home sweep.
Combined bundle (typical Plymouth inspection)
4 to 6 hours on-site for a full inspection + sewer + radon + thermal.
Why some inspections take longer
- Home age (pre-1960 homes have more systems to evaluate carefully)
- Home size (square footage is a direct multiplier)
- Number of systems (multiple HVAC zones, multiple water heaters, etc.)
- Complexity (custom builds, lakefront properties, smart-home automation)
- Access (locked rooms, blocked attic access, finished basement obstructing utility room)
When you'll get your report
Within 24 hours of completion of the on-site inspection. Most reports are delivered the same day. Lab-dependent findings (mold air samples, radon final results) follow when lab data is available.
How to prepare for a faster inspection
- Ensure all utilities are on (gas, electric, water)
- Clear access to electrical panel, water heater, HVAC equipment, attic hatch, crawl space
- Have keys or codes for any locked rooms or outbuildings
- Notify the inspector of any concerns ahead of time
